Roofs on Sun City West Homes are showing wear and getting repaired.
Tiles on many of the homes are beginning to loosen and slide down possibly enabling water to seep in and sun to degrade the underlining. Preventive measures are being applied to repair and prevent further, more extensive and expensive damage.
Approved by the Sun City West Property Owners and Residents Association, contractors are mending the tiles and repairing the roofs. When resetting the tiles, a special tile adhesive is used to secure them back in place. Mostly, homes 15 years and older are being serviced. Contractors say that tile roofs should be maintenanced regularly around the 15-year timeframe.
The predominant problem that develops with tile roofs is that the nails pop off allowing the tile to slide down, exposing the underlayment. One factor that might contribute to the sliding tiles is pigeons that often nest in these types of roofs.
While nesting, the pigeons separate the tiles and and often damage the underlayment, which allows rain to leak into the home. If loose tiles are left unsecured, water damage from rain has the potential to destroy ceilings of rooms inside the homes.
Depending on the extent of damage to the tiles, it is costing Sun City West homeowners up to $600 to reaffix the tiles. The preventive maintenance is cheaper than replacing the entire roof, which would cost homeowners in the thousands. Once the repairs are completed, however, contractors say the life of the roof could be extended up to 25 years.
As of this printing, repairs to the roofs on the homes in Sun City West should be completed and the homes once again turning heads of passersby.
