Real estate inventory has not been an issue in most large metropolitan areas around the country, but Baltimore is a slight exception to that trend. With 2.6 million residents in the Baltimore Metropolitan Region, the area is the 20th largest in the country. But data pulled from the Roost.com website shows there are only 8,385 MLS (6,474) and Foreclosure (1,911) listings available. Now this may sound like a lot but it looks pretty small when compares to some other metros around the nation.
Let’s compare Baltimore to the following four cities with similar sizes:
- Portland, OR – Approx. 2.1 million residents in the Portland Metropolitan Area with 9,537 MLS (6,509) and Foreclosure (3,028) listings available.
- St. Louis, MO – Approx. 2.8 million residents in the St. Louis Metropolitan Area with 11,605 MLS (6,620) and Foreclosure (4,985) listings available.
- Denver, CO – Approx. 2.5 million residents in the Denver Metropolitan Area with 11,754 MLS (6,310) and Foreclosure (5,444) listings available.
- Las Vegas, NV – Approx. 1.8 million residents in the Las Vegas Metropolitan Area with 45,370 MLS (12,584) and Foreclosure (32,786) listings available.
So if we compare and contrast these cities, we see that the main difference is in the foreclosures. This is the part I was a little surprised at. I would have thought Baltimore would have had many more foreclosures than they do. I guess this is why we can’t just assume we know without taking a look at all the numbers.
